Dubai Islands, the city that comes next
An open beach, a marina, a souk, and around ten announced projects. What exists, what is coming.
3 November 2026

Dubai Islands is an archipelago being developed off Deira, linked to the city by bridges. Look at the map today and you mostly see empty plots and new roads. That is exactly what makes the district hard to judge from a brochure.
What is already open
Three landmarks exist and can be visited: the Dubai Islands public beach, the marina, and Souk Al Marfa. Across the water, Deira’s Waterfront Market and Gold Souq metro station are a few kilometres away as the crow flies.
What is coming
Searching the district’s residential projects on Google Maps, we count at least ten, from different developers. Their height is not always published: in our 3D tour they are drawn in grey at an indicative height, and labelled as such.
Developer brochures talk big about the district. AGUA’s announces, for Dubai Islands as a whole, 21 km of beachfront, 9 marinas, 86 hotels and resorts and 2 golf courses. These are developer figures, to be read as a plan, not a current state.
How to read it
For an off-plan purchase, the question is not only “what will my building look like?” but “what will my street look like on handover day?”. The offplandeal guided tour shows both: the district as it is, then what is about to rise around it.
